2.0 Supplemental Information to Support Permits <br /> 2.1 Existing Site Characteristics <br /> 2.1.1 Land <br /> This 56.90 acre parcel is presently zoned for agricultural <br /> use (GA) with resource recovery being a conditionally <br /> approved use. The land is presently planted in sugar beets. <br /> 2.1.2 Potential Conflicts with Existing Uses on Surrounding <br /> Properties <br /> The immediately contiguous properties are in crop production <br /> with a limited number of small residences within a two-mile <br /> radius of the site. There are a number of industrial, <br /> institutional, and waste disposal facilities also within a <br /> two-mile radius. The site is bordered on the north by a <br /> main line of the ATBSF railroad. A heavy equipment rental <br /> facility and fertilizer distribution (trucking) facility is <br /> located between Mariposa Road and the railroad tracks <br /> Immediately to the northwest of the site. The Northern <br /> California Women's Facility and Northern California Youth <br /> Center are located approximately 1,000 feet and 3500 feet <br /> repectively to the southwest at the corner of Arch and <br /> Austin Roads. City of Stockton and Forward, Inc. landfills <br /> are two miles south of the site along the westside of Austin <br /> Road. Land one mile directly west of the proposed site <br /> north of Arch Road is proposed as an expansion of an already <br /> existing Industrial Park. <br /> Refuse truck traffic to and from the present landfills <br /> currently operates on Austin Road. This truck traffic would <br /> increase by approximately seven to nine trucks per hour in <br /> the 2600 foot length of Austin Road between Mariposa and <br /> Arch Roads. <br /> There are no established recreational, religious, or <br /> scientific uses in the area of the facility. There are no <br /> waterways or natural (undisturbed) areas on or near the <br /> proposed site. An intermittent slough parallels the <br /> southern boundary of the site. <br /> The proposed use is consistent with uses or facilities now <br /> in or proposed for the area. <br /> 2.1.3 Topography and Scenic Views <br /> The facility will be constructed on a flat agricultural area <br /> contoured for agricultural production with no trees or other <br /> native vegetation. View after construciton will be <br /> consistent with the tool rental facility and the Northern <br /> California Woments Facility. The applicant plans to screen <br /> the facility with trees. <br /> 2 <br />
