Item No. 3 -
PC :
_PC : 9-4-86
QX-86-4
Page 4
Because the site is under a Williamson Act land preservation
contract , a quarry excavation is permissible only if the site
is rehabilitated for an agricultural use. The project meets
the Williamson Act requirements set forth in the County
Planning Title.
AREA/NEIGHBORHOOD COMPATIBILITY:
Noise:
The project location is remote from urban populations, and it
is bordered by two other large excavation projects. No noise
problems are anticipated.
Site Access :
The primary access to the site will be established on Corral
Hollow Road. A secondary access to Tracy Boulevard will be
established along an easement over property owned by the U. S .
Bureau of Reclamation. The applicant and the Bureau are in the
process of completing an access agreement .
The first 100 feet of the access roads will be improved as
follows:
Corral Hollow Road: 28-feet wide, with 6 inches of asphaltic
concrete over 6 inches of 3/4-inch aggre-
gate base.
Tracy Boulevard 50-feet wide, with 6 inches of asphaltic
concrete over 6 inches of 3/4-inch aggre-
gate base.
This road surfacing proposal has been approved by the Department
of Public Works .
Traffic/Circulation:
According to the applicant, the project will generate 20 truck
trips (two-way) per hour, with occasional peaks of 50 trips per
hour. The Department of Public Works will not require the
installation of a left-turn lane for the projected volume of
traffic.
The connection of the two access roads will allow trucks to
travel through the site ( in an east-west direction) to both
Corral Hollow Road and Tracy Boulevard. Stop signs will be
installed at each public road access point .
