conditions of Approval <br /> SA-92-19 <br /> Page 2 <br /> e. The outdoor tire and wheel storage areas shall be <br /> permanently paved no later than October 1, 1993 . Paving <br /> details shall be shown on the Improvement Plan. <br /> The approved storage may be initiated prior to the <br /> installation of the permanent paving. Failure to install <br /> the required paving by the noted date shall result in the <br /> initiation of proceedings to deem the use a nuisance, <br /> according to Section 9-1114 of the Planning Title. <br /> f. At least one additional customer automobile parking space <br /> shall be provided and shall be shown on the Improvement <br /> Plan. The size of the parking spaces shall be consistent <br /> with the requirements of Section 9-3702 of the Planning <br /> Title. The space shall be permanently paved and <br /> delineated. <br /> g. The customer and handicap parking spaces in the northwest <br /> corner of the property and the five used car parking <br /> spaces shall be redesigned to prevent vehicles using <br /> those spaces from backing into the right-of-way of El <br /> Dorado Street. Details shall be shown on the Improvement <br /> Plan. <br /> h. The wheel storage area in the northeast corner of the <br /> site shall be screened from the residential use on the <br /> north side of the property line by a six (6) foot high, <br /> uniformly painted solid fence or wall. The wall shall be <br /> installed prior to the initiation of the use and shall be <br /> maintained in good condition. Screening details shall <br /> be included on the Improvement Plan. <br /> i. The outdoor tire storage area on the west side of the <br /> retention pond shall be screened by a six (6) foot high, <br /> uniformly painted solid fence or wall. The wall shall be <br /> installed prior to the initiation of the use and shall be <br /> maintained in good condition. Screening details shall be <br /> included on the Improvement Plan. <br /> j . There shall be no outdoor storage associated with the <br /> approved use beyond that approved for the storage of <br /> tires and wheels. <br /> k. One additional advertising sign shall be permitted as a <br /> part of this approval. The sign shall either be <br /> installed on the existing pole sign or placed on the wall <br /> of the existing structure. Sign details shall be <br /> included on the Improvement Plan. <br />
