There shall be no off-site parking associated with the <br /> approved use and no parking within the right-of-way of El <br /> Dorado Street or Harlan Road. Trucks using the facility <br /> shall only enter from E1 Dorado Street and exit to Harlan <br /> Road. <br /> M. Any proposed lighting for the approved uses shall be <br /> directed onto the site and away from neighboring <br /> property, E1 Dorado Street, and Harlan Road (Planning <br /> Title Section 9-3704{a}) . Lighting details shall be <br /> included on the Improvement Plan. <br /> n. All improvements shall be shown on the Improvement Plan. <br /> The construction of on-site improvements shall conform to <br /> the approved Site Plan and the Improvement Plan. <br /> o. One (1) copy of the Improvement Plan shall be submitted <br /> to the Development Services Division for distribution to <br /> the involved County departments. A Plan Check fee will <br /> be required. <br /> p. An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted for approval. <br /> Storm drainage/additional run-off shall be retained on- <br /> site, provisions shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for <br /> approval. (Planning Title Section 9-10002) <br /> 2 . PUBLIC WORKS DEPARTMENT: <br /> a. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fees currently are <br /> $6,291. 00 per 1, 000 gross square foot of building as <br /> "Retail/Services" , $2 , 684 . 00 per 1, 000 gross square foot <br /> of building as "Office", $1, 948. 00 per 1, 000 gross square <br /> foot of building as "Service/Commercial" , and $279.59 per <br /> daily trip-end generated in the Stockton area. If there <br /> is no building permit required, the fee will be exempt. <br /> The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br />
