Conditions of Approval <br /> SA-92-19 <br /> Page 4 <br /> b. The Water Supply Facilities Impact Mitigation Fee will be <br /> required for this development. The fee is due and <br /> payable at the time of building permit application. (The <br /> fees currently are $222 .23 per 1, 000 gross square foot of <br /> building as "Office", $222.26 per 1, 000 gross square foot <br /> of building as "Retail Service" , and $88 .89 per 1, 000 <br /> gross square foot of building as "Service Commercial" or <br /> "Warehouse" . If there is no building permit required, <br /> the fee will be exempt. The fee shall be automatically <br /> increased on January 1 of each year at the rate of 6.9 <br /> percent. An additional 3 . 5 percent shall be added to the <br /> fee upon payment for processing and administering the <br /> program. (Resolution R-91-327) <br /> C. The frontage improvement for E1 Dorado Street shall be <br /> constructed in conformance with the standards for one- <br /> half of a 110-foot right-of-way major arterial 4 lane <br /> street. The frontage improvement for Harlan Road shall <br /> be constructed in conformance with the standards for one- <br /> half of a 60-foot right-of-way local commercial street. <br /> The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to issuance of a building permit/Improvement <br /> Plan. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition <br /> to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate and legal <br /> description shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to <br /> the Public Works Department for approval. As an option <br /> the Department of Public Works will prepare the drawing <br /> and estimate for an additional fee of ($100. 00. ) <br /> (Planning Title Section 9-2143) <br /> d. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> (Streets and Highway Title Section 10-3103) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. An Improvement Plan shall be submitted showing the <br /> location of the well, the sewage disposal area, and a <br /> 100% expansion area for the sewage system. <br />
