SU-89-2
September 9 , 1988
Page Four
Major Subdivision/Planned District
Once the General Plan concerns are resolved , or if the applicant
should decide to file a similar application elsewhere that has an
appropriate General Plan designation , then the appropriate
applications would be a Major Subdivision in conjunction with a
Planned District . Though a full application on the proposed project
would not be appropriate until General Plan inconsistencies are
resolved , staff offers the following comments concerning the
tentative map. Additional comments will be forthcoming when the
project is shown in more detail .
1 . The main entrance for the residential portion of the project
should be off Jack Tone Road .
2 . A point of ingress /egress for the club house and parking area
should be established on State Route 88. Golfers should not
travel on a residential street to reach the club house .
3 . The parking area for the club house should be oriented away
from the residential lots .
4 . Since Bear Creek and the banks along Bear Creek are designated
as Conservation , the revised plan should delineate the area
along Bear Creek to be left in open space . Open Space should
be indicated between Bear Creek and the property line of lots
that back up to the creek.
5 . It 's not clear how the driving range area will work.
Additional detail would be required for evaluation.
NOTE: The pre-application conference is designed to inform
prospective applicants of general plan consistency , zoning
consistency , public improvement requirements , preliminary
design constraints and opportunities , and major
environmental and safety issues . This information is
provided in the hope of assisting the applicant in
submitting a better and more complete application , as well
' as minimizing processing time. It is not intended to be
an in-depth analysis , and , an environmental assessment is
not completed . The applicant should be aware that a
detailed review will not be done until the full
z application is submitted . Also , if new or additional
information is obtained , a revised application or
environmental impact report may be required .
t
f
3
