SU-89-2 <br /> September 9 , 1988 <br /> Page Four <br /> Major Subdivision/Planned District <br /> Once the General Plan concerns are resolved , or if the applicant <br /> should decide to file a similar application elsewhere that has an <br /> appropriate General Plan designation , then the appropriate <br /> applications would be a Major Subdivision in conjunction with a <br /> Planned District . Though a full application on the proposed project <br /> would not be appropriate until General Plan inconsistencies are <br /> resolved , staff offers the following comments concerning the <br /> tentative map. Additional comments will be forthcoming when the <br /> project is shown in more detail . <br /> 1 . The main entrance for the residential portion of the project <br /> should be off Jack Tone Road . <br /> 2 . A point of ingress /egress for the club house and parking area <br /> should be established on State Route 88. Golfers should not <br /> travel on a residential street to reach the club house . <br /> 3 . The parking area for the club house should be oriented away <br /> from the residential lots . <br /> 4 . Since Bear Creek and the banks along Bear Creek are designated <br /> as Conservation , the revised plan should delineate the area <br /> along Bear Creek to be left in open space . Open Space should <br /> be indicated between Bear Creek and the property line of lots <br /> that back up to the creek. <br /> 5 . It 's not clear how the driving range area will work. <br /> Additional detail would be required for evaluation. <br /> NOTE: The pre-application conference is designed to inform <br /> prospective applicants of general plan consistency , zoning <br /> consistency , public improvement requirements , preliminary <br /> design constraints and opportunities , and major <br /> environmental and safety issues . This information is <br /> provided in the hope of assisting the applicant in <br /> submitting a better and more complete application , as well <br /> ' as minimizing processing time. It is not intended to be <br /> an in-depth analysis , and , an environmental assessment is <br /> not completed . The applicant should be aware that a <br /> detailed review will not be done until the full <br /> z application is submitted .
