PC: 10-1-92 <br /> UP-92-12 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a This permit shall be limited to farm machinery sales, agricultural sales of feed and grain, <br /> and the existing single-family residence as shown on the site plan. Commercial storage <br /> and/or repair is not allowed. <br /> b. An area for the storage of inoperable equipment and an area for the repair of equipment <br /> shall be provided in the northeast comer of the site. The areas shall be screened by a <br /> six-foot-high wooden fence. A concrete slab with a floor drain shall be provided for the <br /> maintenance area Only minor repairs of the owner's equipment is permitted and must <br /> be performed in the screened and paved maintenance area <br /> C. Four permanent parking spaces are required and shall be delineated. <br /> d. Ten temporary parking spaces for use during auctions shall be provided and shown on <br /> the Improvement Plan. Individual stalls are not required to be delineated In the temporary <br /> parking area <br /> e. All parking spaces and major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two inches of asphalt over four Inches of compacted <br /> aggregate base. Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. All other areas (including temporary parking for auctions, <br /> Inoperable equipment, and equipment display) shall be surfaced and permanently <br /> maintained with four inches of gravel. (Planning Title Section 9-4005.4(k)(6)) <br /> f. A minimum ten-foot-wide planting strip is required along adjacent streets. The strip shall <br /> be continuous except where crossed by driveways. <br /> g. All parking areas, driveways, and landscaping shall be completely Installed prior to <br /> issuance of a Certificate of Occupancy. <br /> h. A trash enclosure shall be provided and designated on the Improvement Plan. The <br /> enclosure shall be designed to accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and with a gate on the fourth side. <br /> -12- <br />
