PC: 10-1-92 <br /> UP-92-12 <br /> i. The two proposed signs are not permitted However,two monument signs, one on each <br /> frontage, are permitted. Elevations of the monument signs, if proposed, shall be shown <br /> on the Improvement Plans. <br /> j. The auctions shall be limited to 25 percent of the land area of the main uses. <br /> k. One copy of the Improvement Plan shall be submitted to the Development Services <br /> Division. The Improvement Plan will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by a registered Clvll Engineer and <br /> show drainage, driveway access details, on-site parking, existing and proposed utility <br /> services, grading, lighting, signs, and landscaping. Additional storm drainage runoff due <br /> to the development or use of the property shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Improvement <br /> Plan. Pond capacity calculations shall be submitted for approval (see the handout <br /> entitled 'Improvement Plan'for a detailed list of all requirements). A Plan Check fee will <br /> be required. (Planning Title Section 9-10002) <br /> I. The improvement plan shall be submitted within 30 days of the date of approval. If all <br /> Conditions of Approval are not met within 90 days of the date of approval,the proposed <br /> use shall stop until all conditions have been met. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a Dedication of a 25-foot-wide right-of-way from the centerline of Lone Tree Road to the <br /> property line shall be required along the frontage of APN 203-050-13, with a 30-foot by <br /> 30-foot comer cut-off (snipe) at Jack Tone Road (Planning Title Section 9-2123) <br /> b. The frontage improvements for Jack Tone Road shall be constructed In conformance with <br /> standards for one-half of an 84-foot-wide right-of-way rural arterial street. (Planning Title <br /> Section 9-2123) <br /> C. An encroachment permit shall be required for work within the road right-of-way. (Streets <br /> and Highway Title Section 103103) <br /> d. The Traffic Impact Mitigation Fees will be required for this development. The fees are due <br /> and payable at the time of building permit application. The fees currently are$1,600.00 <br /> per 1,000 gross square feet of building designated as 'Service Commerclar and <br /> $1,120.00 per 1,000 gross square feet of building designated as'Warehouse'in the Ripon <br /> area If no building permit is required, the fees will be exempt. The fees shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> e. The frontage improvements for lone Tree Road shall be constructed in conformance with <br /> standardes for one-half of a 50-foot-wide right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by th eowner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement, with a deposit equivalent to the estimated <br /> -13- <br />
