A Traffic Study shall be conducted to determine traffic <br /> impacts and mitigation measures. The developer shall <br /> deposit with the County funds for all costs, as estimated <br /> by the Public Works Department Public Facility Division, <br /> prior to Public Works Department preparing or contracting <br /> for the required study. <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a. Revise existing discharge requirements from the <br /> California Water Quality Control Board, Central Valley <br /> Region, prior to development. <br /> b. Refuse, garbage, and other solid waste material must be <br /> stored, removed and transported to an approved landfill <br /> in accordance with San Joaquin County Ordinance 2887 , <br /> Section 5-2400. <br /> 3. DEVELOPMENT SERVICES DIVISION: <br /> a. A trash enclosure shall be provided and designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate al trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> b. All storage areas shall be screened to be not visible <br /> from adjacent properties and the public road right-of- <br /> way. Screening shall be six to seven feet in height. <br /> Outside storage is not permitted in front yards or in <br /> front of main buildings. <br /> C. Trees shall be planted a minimum of 15 feet on center <br /> along the western and southern boundaries of the parking <br /> area. When planted the trees will be a minimum of 5 <br /> gallon in size. <br /> All new trees shall be drought tolerant and shall be <br /> selected from the San Joaquin County Approved Tree List. <br /> A temporary sprinkler system shall be used for these <br /> drought tolerant plantings for a minimum of one year or <br /> until such plantings are established. <br /> d. All landscaping requirements shall be completed prior to <br /> issuance of a certificate of occupancy for the new <br /> structures. <br /> r <br />
