The color scheme for the project shall include only earth-tone <br /> shades that minimize a visual contrast between the developed <br /> mini-storage site and the adjacent residential uses south <br /> and east of the site. The color scheme shall include color <br /> coordination of all structures and buildings, including the <br /> perimeter fence, the on-premises sign, the access gate , the <br /> manager ' s residence/office, and all building roofs, exterior <br /> walls , and exterior doors. Details shall be submitted to <br /> the Director for review and approval. <br /> 5 . The site access gate is the only perimeter fence opening per- <br /> mitted. The gate shall be constructed of ornamental iron or <br /> steel. The use of cyclone wire is prohibited. An electronic <br /> gate mechanism shall be used for opening and closing the gate. <br /> No advertising signs may be attached to the gate. Gate details <br /> shall be included in the detailed plan to be submitted to the <br /> Director as set forth in condition #5 . <br /> 6 . The use of barbed wire or concertina wire along any perimeter <br /> fence top or roof top is prohibited. <br /> All fencing and landscaping improvements shall be installed <br /> and completed as a part of Phase I construction. A note to <br /> that effect shall be included on the Improvement Plan. <br /> 7 . Details of a landscaping and irrigation plan shall be shown <br /> on the Improvement Plan. As an alternative, three copies <br /> of a separate landscape and irrigation plan shall be submitted <br /> to the Director. In either case, landscape details shall <br /> include a key showing size, type, number, and spacing of all <br /> proposed plantings. Details of an automatic and timed sprinkler <br /> system shall be shown. All approved landscaping and sprinklers <br /> shall be in place prior to issuance of an occupancy permit. <br /> Landscaping shall be permanently maintained by the property <br /> owner. <br /> Landscaped areas shall be planted in the following manner: <br /> Trees: Spaced not to exceed 25 feet on center at a ratio <br /> F of 25%-15 gallons , 50%-5 gallons, 25%-1 gallon. <br /> t Shrubs: Spaced not to exceed 10 feet on center at a ratio <br /> of 20%-5 gallons, 80%-1 gallon. <br /> i <br /> Groundcover: 100% coverage. <br /> 8 . Signage details shall be submitted to the Planning, Director <br /> for approval prior to inclusion in the Improvement Plan.
