Item No . PC : 7-2-87 SU-87-21 Page 7 CONDITIONS , IF APPROVED 1 . Department of Public Works : a. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. b. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. c . If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin which will ensure the completion of improvements within one ( 1 ) year after filing the final map. d. The subdivider shall agree to and shall pay user ' s fees for the utility services from the time the improvements are accepted by the County to the end of the fiscal year , or up to a one ( 1 ) year period, as the case may be. e . Edna Court shall be dedicated and improved in compliance with County standards for a 50-foot rural road. f . Koster Road shall be fully improved on the subdivision side in compliance with County standards for a 60-foot rural type street . A 10-foot roadway dedication on the subdivided side of Koster Road is required. g. Storm drainage shall be contained by a community pond. h. The drainage system shall meet the requirements of the County and provide adequate drainage for the improvements (development ) . The acceptance or approval by the County of the drainage system does not relieve the developer (or his engineer) of the responsibility of providing an ade- quate drainage system. i . A County Service Area shall be formed prior to the con- sideration of the Final Map to maintain and operate drainage systems . j . The sewage disposal system or methods shall conform to the requirements of the San Joaquin Local Health District . k. The water system or methods shall conform to the require- ments of the San Joaquin Local Heath District and the Department of Public Works.
