Item No. 9
PC: 1-16-86
UP-84-74
Page 4
The proposed expansion will be provided water by Little Potato
Slough Mutual Water Company, a private system which presently
serves the complex.
Sewage •
Sewage disposal will be by connection to the existing private
sewage system.
Drainage :
Drainage will be provided through Reclamation District No. 548
facilities. The Public Works Department recommends that ter-
minal drainage be provided (see conditions) .
Fire Protection:
The project site will be provided fire protection by the newly
formed Delta Fire District .
HAZARDS/CONSTRAINTS :
Flooding:
The subject property is located within the 100-year flood area
and has a flood elevation of 7 . 5 NGVD. The existing ground
elevation is -10 feet NGVD. Should the property flood, the
anticipated water depth would be 17 . 5 feet . Recreational
vehicles and recreational vehicle parks are permitted in the
FP-2 zone which affects the property. All new structures must
conform with the provisions of the Flood Ordinance or be ele-
vated at least one foot above the 100-year flood elevation. An
evacuation plan is required by the Planning Title.
The Federal Emergency Management Agency also notes that any
ancillary structures must meet these requirements in addition
to having an evacuation plan.
ENVIRONMENTAL CONSIDERATIONS :
Summary of Initial Study:
An Initial Study of the project was prepared on December 11 ,
1985, and found that the project would not have a significant
impact on the environment . Based on that Study, a Negative
Declaration was prepared.
