Statement of Fact :
• See attachment C-1, at A-2 .
• Fencing should be installed along the perimeter of
the western boundary to prevent trespassing and
littering .
• The deed of each newly created parcel in proximity to
agricultural operations should include a clear
statement to inform new buyers that they are
purchasing land or homes in an agricultural area .
• On-site residents should be notified that the County
has adopted a Right-to-Farm ordinance to protect
farmers from nuisance suits as a result of normal
farming practices . The County should enforce this
ordinance and ensure that proper farming practices
occur to minimize conflicts .
• Land use conflicts on the north and south sides of
the Project are mitigated because the Old River, and
I-205 serve as significant separators . On the
eastern side of the Project, residential uses are set
back more than 1000 feet from adjacent agricultural
uses , and the intervening lands are designated for
commercial/industrial lands which are less sensitive
to agricultural/urban conflicts .
:otentially
See FEIR, Section 4 . 1 .
A-2 . Significant Impact : On-Site/Off-Site Use
Conflicts
[Impact 4 . 1-31
Land use conflicts between proposed on-site land uses and
adjoining land uses could result from odors and noise
associated with agricultural practices, traffic, and
on-site activities .
Finding : Changes or alterations have been required in,
or incorporated into, the Project which avoid or
substantially lessen the significant environmental effect
as identified in the FEIR to a non-significant level .
These mitigation measures are listed below.
Statement of Fact : The impact will be reduced by the
following :
•
Requiring the Project to include substantial
separation between agricultural uses and on-site
C2-2
0189r/0202r
