substantially lessen the signif' :ant environmental effect <br /> as identified in the FEIR to a non-significant level . <br /> These mitigation measures are listed below. <br /> Statement of Fact : The impact will be mitigated by the <br /> following : <br /> • The maximum allowable height limit for industrial <br /> areas will be reduced to 45 feet or less to prevent <br /> this land use from being a dominant visual feature of <br /> the Project , especially when adjacent to residential <br /> neighborhoods or open space. <br /> • Industrial buildings should be set back at least 30 <br /> to 40 feet from roadways and must incorporate <br /> evergreen tree cover adjacent to the roads , <br /> especially when adjacent to agricultural lands . <br /> • Industrial buildings adjacent to residential <br /> neighborhoods will be set back at least 100 feet from <br /> residential lots . Evergreen tree cover should screen <br /> industrial buildings from residences . <br /> • The Medium-High Density Residential area proposed <br /> adjacent to the marina will have a height limit of <br /> 40 feet or less . <br /> • The High Density and Medium-High Density Residential <br /> areas just west of the open space corridor on the <br /> north side of Byron Road wild have a height limit of <br /> 40 feet or less . <br /> • See FEIR, Section 4 . 8 . <br /> P-4 .
