COMMENTS ON DEVELOPMENT <br /> SU-89-16 <br /> 3 . Seventh Street shall be dedicated and improved in conformance <br /> with a 60-foot right-of-way commercial street, and shall be <br /> re-aligned to intersect Fifth Street at Mingo Way . <br /> S . Louise Avenue shall be dedicated ( 25 ' wide ) and fully <br /> improved on the subdivided side to half of a 110-foot <br /> right-of-way urban street standard . An? additional 12 ' <br /> Irrevocable Offer of Dedication is required along Louise <br /> Avenue . <br /> 6 . Frontage improvement and roadway dedication on "0" Street are <br /> required to conform to half of the 60-foot right-of-way urban <br /> street standard . ( A 12 ' dedication is required on easterly <br /> portion ) . <br /> 7 . The public sanitary sewer and water systems shall be provided <br /> by the developer and served by the Lathrop County Water <br /> District. All required sanitary sewer and water system <br /> improvements shall be c=onveyed to the District upon <br /> completion and acceptance by the City . A "will serve" letter, <br /> shall be provided from the Lathrop County Water District . <br /> S . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the City of Lathrop insuring the completion <br /> of improvements within one ( 1 ) year after filing the Final <br /> Map . <br /> 9 . A terminal drainage system shall be provided to meet the <br /> requirements of the City and to provide adequate drainage for <br /> the development . The use of the Louise Avenue terminal line <br /> shall be supplemented with detention. ponds . The storm <br /> drainage plan for the development shall conform to the <br /> Lathrop Storm Drainage Master Plan currently being developed. <br /> The Developer shall agree to pay his proportionate share of <br /> the Lathrop Area of Benefit No . 6 drainage fees , which amount <br /> to $ 1 ,000. 00 per acre . The area for the detention pond shall <br /> be sufficient to provided storage for area M and N of that <br /> Master Plan . <br /> 10. Access rights shall be dedication and restricted for Lot 153 , <br /> along the frontage of Louise Avenue . <br />
