4. Improvements Needed or Required
None are known, except for the extension of gas lines as noted above.
5. Service to be Provided
Telephone services.
2. Level and Range of Service
Conventional telephone services. Pacific Bell has facilities in the area easily extendable
to the project.
3. Timing, of the Service
Communication services will be provided in phase with development.
4. Improvements Needed or Required
None are known, except for the normal extension of local service lines.
5. Financing of the Service
Pacific Bell requires developers to enter into contracts covering, if needed, the
advancement of funds to Pacific Bell to cover construction costs. This depends on the
nature of the development. Among the determinants is a density standard for residential
developments under which Pacific Bell pays all construction for lots up to one acre, and
the developer pays all costs for lots over one acre. The project will average about one
dwelling unit per gross acre.
Police Protection
1. Service to be Provided
Police protection.
2. Level and Range of the Service
The Sheriff provides general protection to this area. There are day time patrols in the
Tracy and Manteca areas, which would respond to calls from the project, and an around-
the-clock patrol covering the County south of French Camp. The sheriff anticipates few
problems from this project, due in part to the fact that vehicular access points will be
gated. The Sheriff is concerned that staffing has not been increased in phase with
development, in effect gradually lowering the service level.
26
