Improvement Standards and Specifications of the <br /> Department of Public Works. <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the Final Map. <br /> C. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure the completion of improvements within <br /> one year after filing the Final Map. <br /> d. A soil Report shall be required. <br /> e. Underground utilities are required. Public utility <br /> easements shall be as required by the public utility <br /> companies. <br /> f. The subdivider shall agree to and shall pay user fees for <br /> the utility services from the time the improvements are <br /> accepted by the County to the end of the fiscal year, or <br /> up to a one year period, as the case may be. <br /> g. All interior streets shall be dedicated and improved to <br /> County standards for a 50-foot-wide right-of-way street <br /> (Urban) . <br /> h. Cardinal Avenue and East Main Street shall be dedicated <br /> and improved on the subdivided side in conformance to <br /> County standards for 60-foot-wide and 84-foot-wide right- <br /> of-way streets (Urban) , respectively. <br /> i. Access shall be dedicated and restricted from Cardinal <br /> Avenue and East Main Street. <br /> j . A terminal drainage system shall be provided and <br /> dedicated to the County to meet the requirements of the <br /> County and to provide adequate drainage for the <br /> improvements (development) . The terminal line shall be <br /> connected to the Walker Lane pipeline and may require <br /> oversizing. If oversizing is required, the subdivider <br /> may request the initiation of an Area of Benefit for <br /> reimbursement of the cost of oversizing. <br /> k. A public water system shall be provided by the developer <br /> and dedicated to the California Water Company. <br /> 1. A public sewer system shall be provided by the developer <br /> and dedicated to the City of Stockton. <br /> Conditions of Approval - 2 - (SU-88-6/TE-91-9) <br />
