BUCKEYE RANCH - PROJECT DESCRIPTION PAGE 6 <br /> Four of the 18 holes intrude into the heavily forested portion of the <br /> property. One of the four holes (the 12th) utilizes an existing former <br /> oxbow which is relatively treeless. The 81h and 9th holes extend some 250 <br /> yards into the forest parallel but separate from one another. The 13th <br /> hole is contained within the forest for a distance of some 500 yards. The <br /> percentage of the existing forest which will accommodate these holes is <br /> about 6%. <br /> The balance of the golf course is to be constructed in and around the <br /> "North Lake" described in the Water Management Plan and in the open <br /> portions of the north and westernmost portions of the property. The <br /> home development, while in the vicinity of the golf course, will be well <br /> removed from the course layout such that the golf course will retain an <br /> isolated feeling. The home sites and golfing privileges will be made <br /> available to close friends and business associates of the owners. Other <br /> than occasional use for tournament events, the golf course will not be <br /> heavily utilized. <br /> RESIDENTIAL <br /> Each home site will be one acre minimum serviced by individual water <br /> wells and individual septic systems. A minimum of two covered parking <br /> spaces will be required for each home. Guest parking will be provided at <br /> each homesite. There will not be any guest parking permitted on streets. <br /> HOMEOWNERS' ASSOCIATION AND DESIGN REVIEW BOARD <br /> A Homeowners' Association will be formed to administer the maintenance <br /> program for the open space, common areas, private streets and access <br /> easements. Under the auspices of the Association, a Design Review Board, <br /> consisting of the Chairperson and an architect, will review and approve <br /> the exterior design of all new construction and remodeling projects. <br /> TREE PRESERVATION <br /> A tree preservation program for construction will be developed. San <br /> Joaquin County Natural Resource Regulations (currently in draft form) will <br /> be strictly observed. <br /> All improved areas (homes, buildings, and roads) will have tree inventories <br /> prepared. Trees will be surveyed for type, trunk diameter, drip line <br /> diameter, and ground surface at the base. Their locations will be shown <br /> on all improvement plans and every attempt will be made to accommodate <br /> and avoid impacting them during construction. <br /> WETLANDS DELINEATION <br /> In July 1990, Sugnet and Associates conducted an on-site Wetlands <br /> Delineation according to the methods developed by the Army Corps of <br />
