BUCKEYE RANCH - PROJECT DESCRIPTION PAGE 7 <br /> Engineers. Sugnet calculated wetlands acreage, input the proposed land <br /> use, and calculated the fill acreage. Subsequently, a meeting took place <br /> between the Applicant, Sugnet and Associates, the Planning Team, the <br /> Army Corps of Engineers, U.S. Fish and Wildlife Service, and the <br /> Environmental Protection Agency for presentation of the findings. <br /> The proposed project will necessitate filling less than one (1) acre of <br /> wetlands. The Applicant is aware of the 404 and Nationwide Permit <br /> processes and will continue to maintain the wetlands fill requirement to <br /> less than one (1) acre as the project design becomes more defined. <br /> PILOT PROJECTS <br /> Pamela Muick is in the process of selecting areas in the savanna, riparian <br /> forest, and grasslands to construct pilot restoration/revegetation projects <br /> this winter. <br /> Sugnet & Associates is in the process of designing and locating a wetlands <br /> restoration project using the existing "Beaver Pond" as a model. <br /> UTILITIES AND MUNICIPAL SERVICES <br /> UTILITIES <br /> All utilities will be installed below ground. A 5' wide public utilities <br /> easement will be designated along roadways to provide for installation and <br /> maintenance of the utility lines. <br /> SEPTIC <br /> Individual septic systems will be engineered for each homesite, the <br /> clubhouse, and maintenance building based on San Joaquin County <br /> standards. The septic tanks will be located on the homesite parcels. <br /> Leach fields will be placed in private sewer easements located in the <br /> common areas adjacent to the homesite parcels, golf course, and open <br /> space areas. A replacement leach field area equal in size to the initial <br /> field will be designated for each site. As required by San Joaquin County <br /> Code, the fields will be set back 100' from wells, 200' from lakes and <br /> other water courses, and 50' from property lines. <br /> DOMESTIC WATER <br /> Domestic water service will be provided by individual wells located on the <br /> homesite pads and at the clubhouse. Each well will be located in <br /> compliance with San Joaquin County setback requirements. County ground <br /> water contour maps indicate approximately 25' depth to groundwater. <br /> Agricultural wells in the area are developed to a depth of 300' to 400' or <br /> greater. <br />
