BUCKEYE RANCH - PROJECT DESCRIPTION PAGE 8 <br /> STORM DRAINAGE AND HYDROLOGY <br /> All homesite pads will be elevated one foot above the 100 Year Flood Plain <br /> (29'). On-site storm drainage will be handled through the natural drainage <br /> system except for areas modified for improvements where engineered <br /> drainage will be provided. Terminal drainage for the entire 870 acre site <br /> is the lake system with overflow into the Mokelumne River via a spillway <br /> structure. <br /> GAS <br /> Fuel gas will be provided by either individual propane tanks or extension <br /> of a P G & E gas line located approximately two miles away on Bender <br /> Road. <br /> ELECTRICITY <br /> The property is currently served with electricity for agricultural purposes <br /> and P G & E has told the owner's representative that there is adequate <br /> electrical service in the area for the proposed development. <br /> SOLID WASTE <br /> Individual trash compactors will be installed in all kitchens. A community <br /> collection and recycling facility will be located near the entry on Forest <br /> Lake Road and will be maintained and administered by the homeowners' <br /> association. <br /> TELEVISION <br /> A cable television satellite dish for community service will be installed at <br /> the maintenance building along Forest Lake Road. Each homesite and the <br /> clubhouse will be wired to this dish. <br /> TELEPHONE <br /> Pacific Bell has issued a will-serve for the proposed development <br /> (Exhibit 9). <br /> FIRE <br /> The northern portion of the property is served by the Forest Lake Fire <br /> Department. The Woodbridge Fire Department is the provider of fire <br /> services to the southern portion. The applicant proposes that a primary <br /> and secondary fire service agreement be worked out between the two <br /> districts. <br /> Individual fire sprinkler systems will be required in each home, the <br /> clubhouse, and the maintenance building. These will be supplied from the <br /> individual domestic water systems. Additional fire service will be provided <br />
