The project is designed to minimize the effects of development in a number of different <br /> ways: by clustering homes and facilities; avoiding construction on environmentally <br /> sensitive areas; minimizing the use of irrigation; using drought adapted plant species; and <br /> following specific guidelines for tree protection and landscaping species. Houses are <br /> clustered, and development is located to avoid sensitive areas such as wetlands, vernal <br /> pools and the riparian forest. The golf course is a"sanctuary" links style course which, by <br /> design, requires less irrigation due to extensive areas of natural vegetation. The project <br /> incorporates strict guidelines for construction around the existing oaks and buckeyes to <br /> protect individual trees. In addition, planting of invasive species or non-native oaks and <br /> ' buckeye is proscribed. <br /> 1 <br /> The attainment and maintenance of naturalness and biodiversity is considered a priority in <br /> all habitat and population management activities. The land management philosophy of <br /> Buckeye Ranch is environmental management based on an awareness of the <br /> interrelatedness of all the organisms and components of an ecosystem. In practice this <br /> translates to the least intensive management measures required to attain the objectives , <br /> including both passive management and more intensive approaches such as the established <br /> discipline of integrated pest management or IPM. Integrated pest management is a <br /> comprehensive system that is designed to reduce the complete dependence upon harmful <br /> chemical pesticides. IPM includes three types of activities: biological controls, appropriate <br /> management techniques and the careful and targeted use of herbicides and pesticides. <br /> Not only will the ranch be managed from an environmental perspective, it will also be <br /> protected by a deed of conservation easement. A deed of conservation easement is a legal <br /> document designed to restrict environmentally damaging activities from the entire property, <br /> and enhance and sustain the health and natural values and features of the property.
