A 5 foot wide public utilities easement will be
designated along roadways to provide for installation and maintenance of the utility lines.
Septic Systems
Individual septic systems will be engineered for each homesite, the clubhouse and
maintenance building based on San Joaquin County standards. Septic tanks and leach
fields for the homes will be located in the area devoted to the homesite parcels. A
replacement leach field area equal in size to the initial field will be designated for each site.
As required by San Joaquin County Code, the fields will be set back 100 feet from wells,
200 feet from lakes and other water courses, and 50 feet from property lines.
Domestic Water
Domestic water service will be provided by individual wells located on the homesite pads
and at the clubhouse. Each well will be located in compliance with San Joaquin County
setback requirements. County ground water contour maps indicate approximately 25 foot
depth to groundwater. Agricultural wells in the area are drilled to a depth of 300-400 feet
or greater.
Buckeye Ranch Resource Plan (November, 1993)
86
