Fertility of soil, suitability for use in golf course construction. <br /> In order to provide a means of flood protection for the western portion of the property, an <br /> approximately 30 foot high embankment will be constructed across the eastern end of <br /> Tracy Lake. This will be the major area of fill for the project and is located on land <br /> designated as non-wetlands. <br /> Site grading and related studies to be prepared include establishing areas of cut and fill and <br /> volumes for: <br /> 1 . Building pads and engineered fill areas. <br /> 2. Golf course construction. <br /> 3. Roadways. <br /> 4. On-site drainage conditions resulting from planned improvements. <br /> 5. Lake excavation and lining. <br /> 6. Bridge approaches. <br /> 7. DWR levee project requirements. <br /> Irrigzation <br /> Approximately 70 acres of land will be irrigated for the golf course. The water will be <br /> drawn directly from the lakes at several locations and fed into separate distribution systems <br /> to cover different portions of the course. Individual homesite landscaping will amount to <br /> about 1/2 acre each.
