The approximate 12.81-acre site is accessed <br /> by a private road that fronts on North Sutter Street, approximately 450 feet to the west. <br /> The subject property is bounded by the Calaveras River corridor to the north, by land <br /> currently being developed for residential subdivision use to the east, and by a former <br /> railroad easement and a residential subdivision to the south.
