The approximate 12.81-acre site is accessed <br /> by a private road that fronts on North Sutter Street, approximately 450 feet to the west. <br /> The subject property is bounded by the Calaveras River corridor to the north, by land <br /> currently being developed for residential subdivision use to the east, and by a former <br /> railroad easement and a residential subdivision to the south. The Sierra Christian <br /> Elementary School, the easterly terminus of Fargo Street, and a subdivision property are <br /> situated adjacent to and westerly of the subject property. <br /> The majority of the site has supported orchards for more than 100 years. The property <br /> currently supports five rural residential structures, associated outbuildings (including a <br /> large wooden barn, a workshop/storage structure, an unoccupied former bunkhouse, an <br />
