Statement of Conformity - 4723 S B Street, Stockton, CA :A' <br /> 310 <br /> Companies <br /> Building size, location, footprint and character <br /> The site layout meets the required zoning setbacks. The proposed building is centered on the <br /> existing air cargo apron. <br /> The gross square feet of floor area for the proposed project is 56,000 square feet. The proposed <br /> building is situated on the site to allow access on the east to the airport for reception of cargo <br /> while providing ample room on the western side for truck turning movements to readily access <br /> the loading bays. The administrative aspects of the building are located on the north side, <br /> immediately adjacent to the passenger vehicle parking area providing both internal and external <br /> separation between loading and unloading areas from the administrative areas. The fagade of the <br /> new building is typical of a cargo facility of this size. <br /> Parking <br /> The proposed improvements include paved parking providing 146 parking spaces including 6 <br /> ADA spaces and 25 truck loading bays. The typical number of employees on site in a 24-hour <br /> period is 112. Therefore, the facility has adequate parking for the both shifts. <br /> Pedestrian Pathways, sidewalks and access <br /> As previously mentioned, the site has been designed to segregate the cargo loading and <br /> unloading areas from both passenger vehicles and pedestrian movements. Off-site access is <br /> provided with an existing sidewalk along the north side of South B Street. As part of the project, <br /> a pedestrian crosswalk and ADA sidewalk ramps will be installed to provide pedestrians with a <br /> safe crossing point to the southern side of South B Street. A 5-foot wide concrete sidewalk will be <br /> constructed along the Southern side of South B Street along the project frontage outside of the <br /> security gate in conformance with the B Street cross section included in the SPP. The proposed <br /> sidewalk will parallel the road and direct pedestrians to the new building. A pedestrian painted <br /> crosswalk with ADA ramps will allow traffic to cross the site driveway. Once on site, pedestrians <br /> will be directed to the building with a series of pedestrian painted crosswalks and raised islands <br /> with ADA ramps through the new paved parking area to the building entrance. <br /> Bicycle pathways, access and storages <br /> A bicycle rack will be installed near the building entrance. Bicycle access to the site will be via the <br /> South B Street shared roadway and site driveway. <br /> Landscaping, hardscape, softscape and amenities <br /> Vegetation and surface treatments have been selected so as not to attract birds and related <br /> wildlife due to the proximity to the airport. For this reason, both on and off-site treatments do not <br /> include tree plantings. Non-paved areas will be planted with native grasses with the exception <br /> being a wet mix used within the stormwater management basin and loam and seed being spread <br /> over the South B Street right-of-way along the property frontage. The basin plantings have been <br /> selected to be able to survive both being inundated with runoff and be drought resistant. Parking <br /> May 5, 2020 Page 2 of 4 <br />
