a) Upgrade of Larch Road east of Holly Drive.
This section of roadway currently has a 24 foot wide cross
section with no curbs, gutters or sidewalks. Since the traffic
generated from the proposed PROJECT would exclusively use
this roadway, upgrading this section of Larch Road from the
east PROJECT boundary to Holly Drive is essential. The
existing roadway will need to be upgraded to a City standard
"Industrial Street", with the exception that Larch Road right-of-
way width of 60 feet should be marched. All street
improvements should be done according to City Standards.
b) Upgrade of curb returns at the intersection of Larch Road and
Holly Drive.
This intersection does not currently meet City Standards for
curb, gutter, sidewalk, wheelchair ramps, and return radii. The
traffic generated by the project will utilize this intersection
exclusively, and upgrading the intersection to City Standards
if essential. Recommended face of curb radii are 30 feet in the
southeast corner and 60 feet in the northeast corner. All
improvements should be done to City standards.
c) Upgrade of traffic signs at the intersection of Larch Road and
Holly Drive.
Because the traffic generated by the PROJECT will utilize this
intersection exclusively, the addition of the following traffic signs
is essential: 1, W9, "Crossroad" sign installed on the
northbound, Holly Drive approach and 1, R35, "Truck Route"
sign (indicating westbound Larch Road and northbound Holly
Drive) installed on the westbound, Larch Road approach.
XII. PUBLIC SERVICES
A. Description
The proposed project is located within the City service area and is equipped
with full services.
Current levels of City Fire and Police coverage in the area are adequate, and
the proposed project would not be expected to pose a need for additional
man power or equipment in these departments.
Since the project site is designated commercial property, it is not included
in the Mello Roos Assessment District for public school facilities.
35
