U <br />B. LESSEE shall be permitted to make such installations, additions <br />and improvements to the Premises as LESSEE may deem appropriate. All such <br />improvements and additions shall become the prop'lerty!i`of LESSOR upon <br />;I <br />termination of this Lease, except LESSEE shall bJe entitled to remove such <br />equipment, fixtures and improvements which can be removed without damage to <br />the <br />� g property and improvements. <br />C. Except as specifically provided in this Lease, LESSEE shall at <br />its own expense undertake all repairs to items on the Premises which repairs <br />cost less than one thousand dollars ($1,000) or J 5% o�f the item's replacement <br />cost, whichever is less. A "repair" shall be the labor and material necessary <br />it <br />to return the item to full and good operating condition. In the event a <br />i� <br />repair requires expenses in excess of this foregoing 'amount, LESSEE shall have <br />the option to undertake those repairs or terminate this Lease without <br />k penalty. However, should LESSOR undertake such 4repai'rs at its expense, this <br />Lease shall not be terminated. Any repairs which areicovered by insurance <br />p <br />shall be subject to paragraph XI hereof. <br />I' <br />VII. PAYMENT AND PERFORMANCE. !i <br />I <br />A. In the case of a default by LESSEE in payment of any sums owed <br />LESSOR hereunder, LESSOR agrees to provide LESSEE with written notice of such <br />I� �E <br />default and LESSEE shall have fifteen (15) days from receipt of the notice to <br />cure the default. Should the default continue after such fifteen days, LESSOR <br />shall have the right to declare the Lease in default and take all action <br />I� <br />permitted by law. p <br />VIII. COMPLIANCE WITH LAW. <br />ii <br />A.
