Exhibit A Conditions of Approval—SPA-18-134 <br /> Valencia Place Apartments <br /> Site Plan and Design Review <br /> approval checklist shall be completed and attached to all plan checks submitted for <br /> approval indicating that all conditions have been satisfied. <br /> 30. Approval of this application does not constitute approval of any other entitlement or <br /> any other necessary permit, license, or approval. <br /> 31. Utility Companies: The applicant is responsible for contacting all appropriate utility <br /> companies to obtain agreements for extension and/or relocation of services necessary <br /> for the proposed development. <br /> 32. Fees: Developer shall be responsible for contacting all affected agencies, and for the <br /> timely payment of all applicable fees associated with this project. <br /> Building Safety <br /> 33. Accessible parking spaces shall be provided at a minimum rate of 2% of the covered <br /> multifamily dwelling units and at least one space of each type of parking facility shall <br /> be made accessible even if the total number exceeds 2% (Garage and Covered <br /> Parking). (CBC Section 1109A.3) <br /> 34. When assigned accessible parking spaces are provided for a resident or a group of <br /> residents, at least 2% of the assigned parking spaces serving covered multifamily <br /> dwelling units shall be accessible in each type of parking facility. At least one space of <br /> each type of parking facility shall be made accessible even if the total number exceeds <br /> 2%. When assigned parking is provided, signage as required by Section 1109A.8.8 <br /> shall not be required. (CBC Section 1109A.5) <br /> 35. At least one accessible route within the boundary of the site shall be provided from <br /> public transportation stops, accessible parking and accessible passenger loading and <br /> unloading, and public streets or sidewalks to the accessible building or facility entrance <br /> they serve. Where more than one route is provided, all routes must be accessible. <br /> (CBC Section 111OA.1.1) <br /> 36. At least one accessible route shall connect accessible buildings, accessible facilities, <br /> accessible elements, and accessible spaces that are on the same site. Accessible <br /> routes shall be provided between accessible buildings and accessible site facilities <br /> when more than one building or facility is located on a site. (CBC Section 1110A.1.2) <br /> 37. At least one accessible route shall connect accessible building or facility entrances <br /> with all accessible spaces, elements, and covered multifamily dwelling units. (CBC <br /> Section 1110A.1.3) <br /> 38. Provide detectable warnings at hazardous vehicular areas; detectable warnings shall <br /> consist of a surface of truncated domes and shall comply with CBC Section 11 B-705. <br /> 39. At least 10% but not less than one of the multistory dwellings in apartment buildings <br /> shall comply with the following (Please disregard if there is no multi-story dwellings): <br /> a. The primary entry to the dwelling unit shall be on an accessible route unless <br /> exempted by site impracticality tests in Section 1150A. <br /> b. At least one powder room or bathroom shall be located on the primary entry <br /> level, served by an accessible route and shall comply with the provisions in <br /> Division IV. <br /> c.
