Califia LLC River Islands Phase 2 <br /> 5044.000.008 Phase I Environmental Site Assessment <br /> ENGEO has performed a phase I environmental site assessment in general conformance with <br /> the scope and limitations of ASTM E1527-13 and the standards and practices of the All <br /> Appropriate Inquiry— Final Rule (40 Code of Federal Regulations Part 312). <br /> It is our opinion that the findings of this study are based on a sufficient level of information obtained <br /> during our contracted scope of services to render a conclusion as to whether additional <br /> appropriate investigation is required to identify the presence or likely presence of a REC. <br /> The data gaps identified during this process do not affect the conclusions as to the presence or <br /> lack of presence of RECs at the Property. We identified the following data gaps during our <br /> investigation: <br /> • We did not observe the interior of the structures at 3637 West Stewart Road. <br /> This assessment has revealed no evidence of Recognized Environmental Conditions in <br /> connection with the Property, and the Property is suitable for residential, commercial, and other <br /> development. However, after the Property is mass graded and prior to construction of vertical <br /> infrastructure, ENGEO recommends the following be performed: <br /> • A limited agricultural chemical assessment to determine the potential impact of agricultural <br /> chemicals on the Property. <br /> Additionally, prior to the demolition of any structures on the Property, an asbestos survey should <br /> be performed and the soil around the perimeter of the structures on the Property should be <br /> assessed for potential lead and termiticide impacts. Further, any removal of wells or septic tanks <br /> located on the Property should be performed in accordance with San Joaquin County guidelines. <br /> ENGEO age i z March 12, 2020 <br /> Expect Excellence- <br />
