7. Courtyards, arcades, and seating areas shall be lighted to promote pedestrian use and safety. A <br /> variety of lighting may be used to create interest and special effects in coordination with the <br /> character and function of the area. Wall-mounted, security-type, service area lighting fixtures may be used only in screened service <br /> areas and only if direct light and glare is kept within these areas. In all other areas, wail-mounted <br /> service lighting must consist of cut-off type fixtures. (Airpark 599-Airport East Addendum, 3.12.9, <br /> a') <br /> 9. Service area and security lighting may not be substituted for pedestrian, architectural or parking <br /> area lighting. (Airpark 599-Airport East Addendum, 3.12.9, b.) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations.Title 23, Division 2, Chapter 2.7. <br /> 2. Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> 3. E. Arch-Airport Road:A minimum 35 foot landscape easement shall be provided from face of curb <br /> with a continuous undulating built-up earth form(3 feet in height). Informal clusters of street trees <br /> shall be provided on both sides of the required multi-use path with understary planting. Within parking areas, an orchard-style planting shall be established through regular tree spacing <br /> of approximately 36 feet on center(1 tree every 4 spaces).As an exception, in retail developments <br /> clustering of trees (without reducing quantity) is permitted to maintain sight lines to signage and <br /> stare entries. Landscapes in whole are to reflect the region's agricultural heritage and strive for reduced levels <br /> of resource consumption and maintenance. California/Mediterranean native and other adapted <br /> species which are tolerant of summer drought and infrequent winter frost are to anchor site <br /> landscapes. Development shall implement "year-round" landscapes through compositions that use color, <br /> texture, and deciduous and evergreen species to provide interest and varied expression <br /> throughout the seasons. Trees will be selected to respond to concerns of wind, soils, views, solar orientation, drought <br /> tolerance and maintenance considerations. Within parking areas, use trees with spreading canopies to reduce and soften the visual impact of <br /> large asphalt areas and provide shade.
