L & M OPERABLE UNIT-THIRD QUARTER 2014 SITE STATUS, REMEDIAL SUMMARY,
AND GROUNDWATER MONITORING REPORT
Status of Remediation Activities
October 31, 2014
equipment while leaving system piping, manifolds, and other infrastructure in place to
allow for optimization to occur using a mobile treatment unit if necessary. Stantec
submitted a Remediation Equipment Removal Proposal dated May 30, 2014.
3.2.2 L&M OU and Apartment Soil Vapor Extraction Systems Operational Data -3Q14
The SVE and the ASVE systems were not operated during 3Q14 (June 30, 2014 to
September 30, 2014). The systems are scheduled to be removed from the Site in the
4Q14 pending approval of the RWQCB-CVR.
3.2.3 Apartment Soil Vapor Extraction System Analytical Data -3Q14
The ASVE system was not operated during 3Q14. To date, the ASVE system has
removed approximately 2,787.6 lbs. (457.0 gallons) of TPHg, 10.19 lbs. (1 .42 gallons) of
TPHd, 3.15 lbs. (0.43 gallons) of benzene, and 6.69 lbs. (1 .08 gallons) of MTBE from soil
vapor beneath the Delta View Apartments. Historical ASVE system operations and
analytical data are presented in Table 16 through Table 18.
3.2.4 L&M OU Soil Vapor Extraction System Analytical Data -3Q14
The L&M OU SVE system was not operated during 3Q14. To date the SVE system has
removed approximately 4,881 lbs. (800 gallons) of TPHg, 5.17 lbs. (0.72 gallons) of TPHd,
3.86 lbs. (0.53 gallons) of benzene, and 8.00 lbs. (1 .29 gallons) of MTBE from soil vapor
beneath the L&M OU. Historical SVE system operations and analytical data are
presented in Table 19 through Table 22.
3.3 SEPARATE PHASE HYDROCARBON REMOVAL
A free product removal system was installed at the Water Front Tower (WFT) property
and became operational on September 11, 2013 (refer to Section 3.4). Due to the
installation of the new free product removal system, quarterly SPH removal in the wells
located off-Site was discontinued at the end of the fourth quarter of 2013.
Approximately 1,808 gallons of SPH was removed from groundwater beneath the Site
between May 10, 2004 and October 14, 2013. Historic SPH removal data can be found
in Table 14 and Table 15.
3.4 PRODUCT RECOVERY REMEDIATION SYSTEM
3.4.1 Product Recovery Remediation Systems Summary
A skimmer based product recovery remediation system was installed off-Site in the WFT
parking lot to recover SPH associated with the Site. The product recovery system
consists of an extraction point (MW-50) and a 247 gallon double walled product
holding tank with manual drain, level indicator, and leak detection alarm on a 7 ft. x
5ta ntec 3.3
