19 September 2002 <br />AGE -NC Project No. 99-0557 <br />Page 2 of 4 <br />MW -1 and MW -2 and that a Phase I Environmental Site Assessment be performed to evaluate the <br />possibility of other on-site or off-site sources of the ground water contamination. <br />Ground water in the Manteca area traditionally ranges from northeast to northwest; ground water <br />monitoring performed on the subject property on 28 May 2002 by Kleinfelder, Inc. showed a flow <br />direction to the northwest and a depth to ground water of approximately 21 feet from the top of the <br />well casing. <br />SUBJECT PROPERTY <br />The following information was found from aerial photograph and topographic map review and a file <br />review at the San Joaquin County Assessor's Office (SJCAO): <br />The building permit for the subject property, #12506, was issued on 16 December 1958 for <br />a "garage and auto showroom". The SJCAO files show the first assessment year as 1959; <br />there were no assessments for previous buildings or uses. <br />A 1963 aerial photograph shows the subject property with roughly the same building <br />configuration as present. <br />Review of SJCAO records noted the presence of hydraulic lifts and two 550 -gallon <br />underground storage tanks (USTs), one for gasoline and one for waste oil; no unknown items <br />of environmental concern were noted in the file review. <br />The Environmental Data Resources (EDR) governmental database search report listed the property <br />on informational databases for the transport and storage of hazardous materials, but no on databases <br />indicating environmental concern. The property was listed on the CA -FID and UST databases as an <br />underground storage tank location, on the HAZMAT database for the transfer and disposal of <br />oxygenated solvents (acetone, butanol, ethyl acetate, etc.) and on the RCRIS-SQG as a small quantity <br />generator of hazardous materials, with no violations found. <br />SURROUNDING PROPERTIES <br />The following information was found from governmental database listings for the subject property <br />area generated by Environmental Data Resources, Inc. (EDR) in January 1999, a July 2002, <br />evaluation of the San Joaquin County Environmental Health Department (SJC-EHD) UST Site <br />mitigation database listing dated April 2001, and internet research on the California Regional Water <br />Quality Control Board Geotracker system (http://geotracker2.arsenaultlegg.com).
