19 September 2002 <br />AGE -NC Project No. 99-0557 <br />Page 3 of 4 <br />Based on a ground water flow direction range from northeast to northwest, AGE evaluated up - <br />gradient sites ranging from southwest to southeast. An amended EDR map shows the location of the <br />following sites. <br />Data provided by all three sources showed no sites of environmental concern directly upgradient <br />from the subject property; the nearest property, Union/Tosco, 1700 East Yosemite Avenue, was an <br />equi-gradient, closed, soil -only site over 600 feet east of the subject property. This case was opened <br />in 1998 and closed in 1999. <br />The next -closest sites were an equi-gradient, closed aquifer -release LUST site to the west, Frank's <br />Exxon, 1399 East Yosemite Avenue, and a down -gradient site to the northeast, Arco #6020, 1711 <br />East Yosemite Avenue, with two LUST cases on record, one closed soil -only case in 1996 (#1) and <br />one open aquifer -impacted case (#2). <br />Immediate up -gradient property use to the southwest was paved parking areas followed by <br />undeveloped land, property use to the south was undeveloped and property use to the southeast was <br />Highway 99 followed by residential areas. <br />CONCLUSIONS FROM SUBJECT AND SURROUNDING PROPERTY RESEARCH <br />The subject property was used as an auto dealership and garage from 1959 to present; no new <br />information was found concerning additional fueling activities or other areas of <br />environmental concern other than the known hydraulic lifts, USTs and use of the property <br />for auto repair. <br />Based on evaluation of governmental database records, AGE found no up -gradient or <br />immediately surrounding properties of potential environmental concern to the subject <br />property. AGE found no indication that the subject property had been impacted by <br />surrounding properties. <br />GROUND WATER SAMPLING AND ANALYSIS <br />On 13 August 2002 AGE collected ground water samples from the three existing monitoring wells <br />located on the northern portion of the property. <br />AGE purged and sampled wells MW -1, MW -2 and MW -3 according to San Joaquin County <br />Environmental Health Department (SJCEHD) guidelines. The samples were transmitted under chain - <br />of -custody to Cal Tech Environmental Laboratories and analyzed for: <br />Advanced GeoEnv ironmental. Inc. <br />
