Site Assessment & Well Install Work Plan Addendum — October 2016
MCBILLIN REAL ESTATE INVESTMENT
2154 South El Dorado Street, Stockton, California
1.0. INTRODUCTION
Advanced GeoEnvironmental, Inc. (AGE) has prepared this work plan addendum for the
property located at 2154 South El Dorado Street, Stockton, California (site). A
Groundwater Monitoring Well Installation Work Plans (dated 08 August 2016) was
previously submitted to the Central Valley Regional Water Quality Control Board
(RWQCB) for installation of two deep-screened (i.e. 90 to 100-foot) wells. However, by
letter dated 06 September 2016, the RWQCB directed that the work plan be revised to
include following additions:
Installation of shallow-screened wells adjacent to the proposed deep-screened
wells;
Collection of a sufficient number of groundwater samples to assess intermediate
groundwater (i.e. 55-65 feet), and sufficient number of groundwater samples to
delineate the groundwater plume further northeast, east and southeast of borings
B-7 and B-8;
Collection of an adequate number of soil samples to sufficiently evaluate dermal
contact risk from soils between 0-5 feet; and
Collection of soil samples beneath the area of former Tank #1 to evaluate the
potential for waste oil impact (i.e. VOC's, SVOC's, PCB's and Title 22 metals).
Based on email correspondence with the RWQCB on 18 October 2016, the RWQCB
agreed that a shallow well adjacent to the proposed deep-screened well MW-11 location
may not be necessary at this time.
This work plan has been prepared in accordance with guidelines established by RWQCB
for the subsurface investigation of UST sites, and is in response to an RWQCB letter,
dated 06 September 2016 (Appendix A).
A site location map is included as Figure 1. Historical soil borings, UST locations and
current monitoring well locations are illustrated in Figure 2; proposed off-site groundwater
monitoring well locations are depicted in Figure 3. Proposed shallow and deep monitoring
well construction details are summarized in Figures 4 and 5, respectively. A table detailing
the existing well construction details is included in Table 1. Historical soil, groundwater
elevation and groundwater analytical data are included in Tables 2 through 5.
2.0. SCOPE OF WORK
The scope of the work includes the drilling and installation of one off-site (1) shallow-
screened groundwater monitoring well at depths between 20 and 40 feet bsg, two (2) off-
site deep-screened groundwater monitoring wells at depths between 90 and 100 feet bsg,
Advanced GeoEnvironmental Inc.
