Commissioning Plan, June 24, 2018 ■ All fenestration must be completely installed with all labels, protective films, etc. removed and transparent surfaces cleaned. o Criteria for acceptable performance ■ Light levels at or above required levels when spaces are occupied ■ LCP functions per design ■ Occupancy sensors turn lights on/off per design ■ Daylighting controls dim or turn lights on/off per design without compromising required light levels o Water Heating System o Original design intent: An electric water heater and circulation pump will serve the bathrooms and a gas water heater and circulation pump will serve the kitchen. Hot water temperatures are designed to range between 105°F and 120°F. o Equipment and systems to be tested: ■ EWH-1, Electric Water Heater serving bathrooms ■ DWH-1, Gas Water Heater serving kitchen ■ CP -1, Domestic Hot Water Circulation Pump ■ CP -2, Domestic Hot Water Circulation Pump o Functions to be tested ■ Hot water temperature ■ Circulation pump timers o Conditions of tests: Water heaters, circulation pumps, timers/controls, and all fixtures requiring hot water must be completely installed with drains and hot water supply fully operational. o Criteria for acceptable performance ■ Hot water temperature at all outlets within acceptable temperature range. ■ Circulation pump timer functioning per design. o Renewable Energy Systems: Not included in project. o Landscape Irrigation System: ■ Original design intent: All new landscape irrigation installed as part of this project will be via drip irrigation with irrigation controls incorporating either weather -based or soil moisture -based sensors. o Equipment and systems to be tested: ■ Drip irrigation controller/timer o Functions to be tested ■ Need -based irrigation based on weather -based or soil moisture -based sensors. o Conditions of tests.- Landscaping ests: Landscaping and landscape irrigation system must be completely installed and irrigation system must be fully operational. o Criteria for acceptable performance: System will provide Irrigation only when needed per sensors. Water Reuse Systems: Not included in project. All Systems: o Site Observation: The Commissioning Provider will make periodic visits to witness installation of equipment and systems. All visits will be planned in advance, will have a specific agenda and will be coordinated with the general contractor. The general contractor will keep the Commissioning Provider apprised of any field changes which may affect commissioned equipment or the commissioning schedule. o Prior to start-up, installing contractor must verify installation to general contractor in writing. General contractor to provide a copy of written verification to Commissioning Provider. 3 of 8
