Commissioning Plan, lune 24, 2015 <br />o Start-up by Installing Contractor: All systems must be inspected point-to-point and <br />tested prior to start-up, and start-up must be completed per manufacturer's <br />instructions. Any issues discovered during start-up must be resolved by the installing <br />contractor. Check all operating modes, interlocks, control responses, and responses <br />to abnormal or emergency conditions, and verify proper response of building <br />automation system controllers and sensors. <br />o All systems are to be tested and verified for the intended operation of all components <br />and system interactions in various conditions and modes of operation. Testing is to <br />start with components, move to subsystems, then systems, then to interlocks, <br />controls and connections between systems. <br />o Tests are to be completed by the testing engineer, general contractor, and <br />subcontractors, with the owner's maintenance staff present in order to maximize their <br />training time. <br />o Simulated conditions may be required by the use of artificial loads when it is not <br />practical to test under design conditions. Installing contractor to provide equipment to <br />simulate loads. Set simulated conditions as explained in the Commissioning <br />Specifications and document simulated conditions and methods of simulation. Return <br />settings to normal operating conditions after tests. <br />o Any Acceptance Tests required per the California Energy Code must be completed <br />by the installing contractor and any special inspectors (e.g., "HERS Raters"), and all <br />acceptance test forms and reports must be completed with copies provided to the <br />Commissioning Provider. <br />c Installing contractor to provide a list of all test equipment used including <br />manufacturer, model number, serial number, and date of last calibration. Provide an <br />updated report if any instruments are added while testing is in process. <br />c For temperature measurement: <br />■ Range: Minimum +14°F to 248°F <br />■ Type: Thermometer, Digital Electric <br />■ Minimum Accuracy: +1- 5 OF <br />■ Calibration Interval: Per manufacturer instruction, not exceed every 12 <br />months. <br />a For hydronic pressure and differential pressure measurement: <br />■ Range: 0 to 30 psi, 0 to 60 psi, and 0 to 200 psi. <br />• Type: Calibrated test gauges, 3 inch, or electronic digital device (TSI or <br />similar) meeting accuracy and calibration interval requirements. <br />■ Minimum Accuracy: 2% of scale (Gauge), 3% of reading (electronic) <br />■ Calibration Interval: Per manufacturer instruction , not exceed every 12 <br />months <br />■ Note: Use lowest range instrument or scale <br />o For air pressure measurement: <br />■ Range: 0 to 1 inch w.c., 0 to 4 inch w.c., and 0 to 10 inch w.c. <br />■ Type: Use properly leveled and zeroed manometer, Magnehelic or electronic <br />instrument meeting accuracy requirements <br />■ Minimum Accuracy: 2% of reading (Magnehelic), 3% of reading (electronic) <br />■ Calibration Interval: Per manufacturer instruction , not exceed every 12 <br />months <br />■ Note: Use lowest range instrument or scale <br />4of8 <br />
