MECHANICAL GENERAL CONDITIONS <br />Section 15010 <br />15-1207 <br />D. Warranties shall be for a period of 1 year from the date of substantial completion unless <br />more stringently specified within individual Sections of this Division. <br />3.12 TEMPORARY HEAT: <br />A. The General Contractor will provide for all temporary heat at such times as may be required <br />or directed by the Architect and pay all fuel and energy costs incurred. Temporary heating <br />facilities proposed for use by the General Contractor will be subject to review of the <br />Architect. <br />B. The permanent heating, ventilating, and air conditioning (HVAC) system shall not be <br />operated or used to provide air to the space during construction. Start-up of this system <br />shall not commence until the building is cleaned. <br />3.13 START-UP PROVISIONS FOR MECHANICAL WORK: <br />A. General: Major equipment (such as air handling units, boilers, and chillers) start-up shall be <br />performed by the equipment manufacturer or authorized representative. <br />B. Adjusting and Aligning Equipment: Adjust all equipment. Check all motors for proper <br />rotation. <br />C. Lubrication: <br />1. Extend grease fittings on bearings to points of ready and easy accessibility. <br />2. Lubricate fan bearings, etc., before operation of any equipment. <br />3. Provide a final lubrication to equipment immediately before turning over to Owner. <br />D. Upon completion of the mechanical work, or at such time prior to completion as may be <br />determined by the Architect, operate and test all mechanical equipment and systems to <br />demonstrate the satisfactory overall operation of the building or project as a complete unit. <br />Commence tests after preliminary balancing and adjustments to equipment have been <br />checked. Immediately before starting tests, install new air filters and lubricate all running <br />equipment. Notify the Architect at least seven calendar days in advance of starting the <br />above tests. Test equipment and systems for a minimum as follows: <br />1. VRF System: 5 consecutive 8 -hour days <br />2. Water Heaters: 2 consecutive 8 -hour days <br />E. Provide training and orientation of Owners operating staff in proper care and operation of <br />equipment, systems and controls. <br />F. Neatly tabulate and deliver to the Architect complete operational data, including air flows, <br />room temperatures, fan speeds, motor currents, plenum and duct static pressures, and <br />other data as required. The Architect reserves the right to spot check results, and if <br />discrepancies or errors are noted, Contractor will be required to redo balancing tests and <br />tabulations entirely. <br />G. During test period, make final adjustments and balancing of equipment, systems, controls, <br />and circuits so that all are placed in first-class operating condition. <br />H. Mark final positions of balancing valves after balancing is complete. <br />11 <br />
