requirements of the County Assessor and Community Development Department GIS division and <br />the MHCSD digital file format. Condition shall be met prior to approval of Final Map. <br />19. Geotechnical Report: All infrastructure designs shall be shown on the grading and improvement <br />plans and shall comply with and incorporate the recommendations of the Geotechnical <br />Engineering Studies. Condition shall be met before approval of Final Map. <br />20. Environmental Hazards: Comply with all recommendations of the Environmental Site <br />Assessment prepared for the project. Condition shall be met prior to beginning any construction <br />on the related final map. <br />21. SB 221 Report: The developer shall prepare an SB 221 report to address the community's <br />potable water supply needs prior to filing of any of the project's Final Maps. <br />22. Community Facility Fee: Prior to issuance of each building permit, the developer shall comply <br />with the most recent update of the Community Facilities Fee (CFF) Plan as determined by the <br />MHCSD. <br />23. Library Services: Construction, in accordance with the MHCSD's requirements and the CFF <br />Library Plan, shall begin before issuance of the 4500th residential building permit in the Mountain <br />House Master Plan area. Completion shall be done within eighteen months of commencement of <br />construction, unless an extension is approved by the MHCSD General Manager. Upon <br />acceptance, the Facilities shall be dedicated to the MHCSD. This condition can be satisfied by <br />an agreement acceptable to the MHCSD that the required facilities will be constructed on this <br />schedule. <br />24. Fire Station: Prior to filing of the final map a fire station shall be either constructed or, if approved <br />by the General Manger, bonded for, if determined by the General manager, such other fire <br />mitigation measure shall be provided that satisfies the Fire Protection plan as determined by the <br />General Manager. The Station shall be dedicated to the MHCSD. This condition can be satisfied <br />by an agreement acceptable to the MHCSD that the required facilities will be constructed on this <br />schedule. <br />25. Corporation Yard Facilities: Construction shall begin prior to issuance of the 4,500th building <br />permit, unless the MHCSD General Manager determines that the facilities are not yet required. 11 <br />the General Manager authorizes the facility to be delayed, the developer shall provide adequate <br />bonding to the MHCSD assuring construction at the time the MHCSD General Manager <br />determines the facilities to be required. Upon acceptance, the Facilities shall be dedicated to the <br />MHCSD. This condition can be satisfied by an agreement acceptable to the MHCSD that the <br />required facilities will be constructed on this schedule. <br />26. O & M Vehicles: Prior to the issuance of the first building permit developers will deposit in a <br />MHCSD Maintained Vehicle Capital Fund an amount equal to their prorata share (based on the <br />CFF Plan Fee formula as determined by the MHCSD) of the total cost of O&M Vehicles as that <br />cost is specified in the latest update of the CFF Plan Fees. <br />27. Police and Fire Vehicles: Prior to issuance of the first building permit developers will deposit in a <br />CSD Maintained Vehicle Capital Fund an amount equal to their prorata share (based on the CFF <br />Plan Fee formula as determined by the MHCSD) of the total cost of Police and Fire Vehicles as <br />that cost is specified in the latest update of the CFF Plan Fees. <br />28. Transit Vehicles: Prior to the issuance of the first building permit, developers will deposit in a <br />CSD Maintained Vehicle Capital Fund an amount equal to their prorata share (based on the CFF <br />Plan Fee formula as determined by the CSD) of the total cost of Transit Vehicles as that cost is <br />specified in the latest update of the CFF Plan Fees. <br />29. Administration Facilities: Construction of the MHCSD Administration Facility located in the town <br />center shall begin prior to issuance of the 10,000th residential permit in the Mountain House <br />Master Plan area. Completion of the Facilities shall be done within eighteen months of <br />commencement of construction, unless an extension is approved by the MHCSD General <br />Resolution Template 01/2017 <br />
