Written Confirmation is required from Mountain House Community Services District that <br />improvements have been constructed or financial arrangements have been made for any <br />improvements for public sewer required by the agency. In addition, written confirmation from the <br />Mountain House Community Services District that the agency has or will have the sewer capacity <br />to serve the development is also required (San Joaquin County Development Title, Section 9- <br />1100.3). <br />4. The/abandoned septic systems shall be destroyed under permit and inspection by the <br />Environmental Health Department (San Joaquin County Development Title, Section 9-1110.3 & <br />9-1110.4). <br />5. Destroy the abandoned well(s) under permit and inspection by the Environmental Health <br />Department as required (San Joaquin County Development Title, Section 9-1115(e)). <br />V. TRACY FIRE (Staff Contact Steve Dalton, 209-468-2229) <br />1. All fire hydrants in residential areas shall be spaced at a maximum distance of five hundred (500) <br />feet. <br />2. Hydrants shall not be placed in dead-end alleys (except where dead-end alleys serve residential <br />driveways and/or multi -family residential complexes). <br />3. Fire department connections shall be placed within one hundred and fifty (150) feet of a fire hydrant. <br />4. All fire apparatus access roads public or private shall have a minimum unobstructed width of twenty <br />(20) feet and a vertical clearance of thirteen (13) feet six (6) inches. (Planters, medians, monument <br />strips, and any other decorative area that impedes with the 20 foot required width shall be approved <br />by the Fire Department before installation.) <br />5. Any street less than thirty-six (36) feet in width shall have restricted parking, with appropriate signage <br />and curbs painted with red paint. The Fire Department shall have final approval on all fire lane <br />designation, signage, and curb markings. Typical signage shall be "No Parking—Fire Lane". <br />6. All structures, residential, commercial, or industrial, shall have addresses posted on the applicable <br />structure on the public or private street and such numbering shall be readily visible and of a <br />contrasting color. <br />7. Multiple occupancy residences consisting of two (2) or more dwelling units in a single building shall <br />be provided with a fire apparatus access roadway around the entire structure or a residential fire <br />sprinkler system complying with applicable codes. When a fire sprinkler system is installed in lieu of <br />the fire apparatus access road, it shall be monitored by an approved fire alarm system and an audible <br />alarm shall be installed in each living unit and all shall be linked together so that when the alarm <br />activates, it will activate all alarm audible devices in the building. <br />8. When fire alarm systems are installed, it shall be the responsibility of the Homeowners Association to <br />insure that all monitoring costs including telephone lines are paid to insure continuous service. <br />Where practical and allowable by the applicable codes, multiple buildings may be monitored by a <br />master fire alarm panel. <br />9. Where residential fire sprinkler systems are installed to reduce the 20 -foot road width requirement to <br />specific residential lots, such lots shall be so designated on the final map of record prior to being <br />recorded by the County Surveyor's Office. <br />Resolution Template 01/2017 <br />
