Agenda Item No. 3 <br /> DC : 7-27-83 <br /> S-83-9/PUD-83-2 <br /> Page Five <br /> Adopt the Negative Declaration. <br /> Forward the project to the Planning Commission with a recommendation <br /> for approval. <br /> Subject to the following conditions : <br /> 1. A. All improvements shall conform with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specifications must be approved <br /> by the San Joaquin County Department of Public Works prior <br /> to approval of the Final Map. <br /> B. If improvements referred to herein are not completed to the <br /> approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Final Map. <br /> C. Full street improvements in compliance with Section 9-1612 <br /> of Ordinance 2634 and with Ordinance 672 shall be provided <br /> within the project. Country Club Boulevard shall be fully <br /> improved on the subdivided side in compliance with County <br /> standards. Curbs, gutters and sidewalks shall be provided <br /> throughout the subdivision. <br /> D. The subdivider shall agree to and shall pay users fees for <br /> the utility services from the time the improvements are <br /> accepted by the County to the end of the Fiscal year, or <br /> up to a one (1) year period, as the case may be. <br /> 2 . Public sewer, water supply and storm water drainage systems <br /> shall be provided throughout the subdivision. <br /> A. A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drain- <br /> age for the improvement (development) . The acceptance <br /> or approval by the County of the drainage system does <br /> not relieve the developer (or his engineer) of the <br /> responsibility of providing an adequate drainage system. <br /> B. A public water system shall be provided conforming to the <br /> requirements of the Local Health District and the Depart- <br /> ment of Public works. The system shall provide adequate <br /> water supply and fire hydrants for fire protection in <br /> conformance with Section 9-1831 of ordinance 2634 and the <br /> requirements of the County Fire warden and the Country <br /> Club Fire District. <br />
