18201 W Grant Line Road Project No. 2021-00083 P a g e 12 <br />1.1 Description of Site <br />The property is located at 18201 W Grant Line Road (APN: 209-450-35), Mountain House, County of <br />San Joaquin, California. The subject property consists of a 4.60 -acre southern portion to be split from <br />a larger parcel totaling 20.72 acres. The parcel is currently undeveloped land. <br />According to the San Joaquin County District Viewer web site,' the subject property is zoned I -P, <br />(Industrial Park). This zoning designation "is intended to allow for the development of a combination <br />of corporate offices, warehousing, light manufacturing, wholesaling, and professional offices, as well <br />as the services necessary to support those uses." <br />Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br />subject property are attached to this report as Appendix B. <br />1.2 Proposed Development <br />The property currently consists of one 20.72 -acre parcel, with the subject property consisting of the <br />southern portion totaling 4.60-acress. The site address is 18201 W Grant Line Road, Mountain House. <br />The tentative parcel map, which is labled as "Parcel 3" is included as Plate 3, in Appendix A. <br />2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br />2.1 Recorded Land Title Records <br />A chain of title report was not provided by the client for Petralogix's use in preparing this report. <br />2.2 Aerial Photographs <br />Aerial photographs depicting the subject property provided by the San Joaquin County Surveyor's <br />Office, Stockton, California, were reviewed as part of this investigation.
