parcel is to be created under the provisions of this <br />Subsection, the minimum parcel size of twenty (20) <br />acres shall be increased by five (5) acres for each <br />additional parcel created; <br />(3) One (1) parcel may be created for the purpose of per- <br />mitting the owner -operator of an agricultural <br />enterprise to retain his existing residence and sell <br />the remainder of the property for agricultural <br />purposes; <br />(4) Any parcel created for a homesite under the above <br />provisions shall have an area of not less than one <br />(1) acre and not greater than three (3) acres; <br />(c) In the GA -5, GA -10, GA -20, GA -40, GA -80 and GA -160 zones, <br />divisions of land may be permitted to create parcels with <br />an area less than the minimum area required in the zone <br />for the following purposes and subject to the following <br />conditions: <br />(1) Public and semipublic buildings and uses such as <br />public parks, public recreational grounds and <br />buildings, public buildings, art galleries, churches, <br />clubhouses, community centers, libraries, lodges, <br />museums and schools, sanitariums, animal hospitals <br />and animal clinics, convalescent homes, resthomes, <br />child nurseries, wedding chapels, public utilities, <br />and power generating facilities; <br />(2) The minimum area of parcels created under the provi- <br />sions of this Section for the above uses shall be <br />determined by the review authority upon reviewing the <br />site plan submitted with the application for Site <br />Approval or Use Permit for the proposed use; <br />(3) In no case shall a parcel created under the provi- <br />sions of this Section have an area of less than one <br />(1) acre; <br />(4) No permit for residential use may be issued on any <br />parcel created under the provisions of this Section <br />for a period of ten (10) years from the date of <br />approval of a Site Approval or Use Permit application <br />for one of the above uses, unless the approval of the <br />application included residential uses which are <br />accessory to and necessary for the operation of one <br />of the above public or semi-public areas; <br />(d) In the GA -20, GA -40, GA -80 and GA -160 zones, divisions of <br />land may be permitted to create parcels with an area less <br />than the minimum area required in the zone for the <br />following purposes and subject to the following <br />conditions: <br />(1) Commercial marinas, club or fraternal marinas, pri- <br />vate marinas; <br />(2) The minimum area of parcels created under the provi- <br />sions of this Section for the above uses shall be <br />determined by the review authority upon reviewing the <br />site plan submitted with the application for a Use <br />4.14 (Rev. 9/84) <br />13.2-5 <br />
