If improvements referred to herein are not complete prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin in- <br /> suring the completion of improvements within one (1) year <br /> after filing the Final Map. <br /> C. Full street improvements in compliance with Section 9-1612 <br /> of Ordinance 2634 and with Ordinance 672 shall be provided <br /> within the subdivision. Eleventh Street shall be fully <br /> improved on the subdivided side in compliance with County <br /> standards. Curbs, gutters and sidewalks shall be provided <br /> throughout the subdivision. Left-turn pocket and <br /> acceleration-deceleration lanes shall be in compliance with <br /> County standards. Prior to submission of the Final Map <br /> or improvement plans, the Tentative Map shall be revised <br /> to comply with this condition. <br /> D. The subdivider shall agree to and shall pay users fees for <br /> the utility services from the time the improvements are <br /> accepted by the County to the end of the fiscal year, or up <br /> to a one (1) year period, as the case may be. <br /> 2. A. A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the improvements (development) . The acceptance or <br /> approval by the County of the drainage system does not re- <br /> lieve the developer (or his engineer) of the responsibility <br /> of providing an adequate drainage system. An agreement <br /> will be required of the parties concerned for the drainage. <br /> B. A public water system shall be provided conforming to the <br /> requirements of the Local Health District and the Department <br /> of, Public Works. The system shall provide adequate water <br /> supply and fire hydrants for fire protection in conformance <br /> with Section 9-1831 of Ordinance 2634 and the requirements <br /> of the County Fire Warden and the Tracy Rural Fire District. <br /> C. The public sewer system shall be constructed in conformance <br /> with the requirements of the Local Health District and the <br /> Department of Public Works. <br /> 3. Easements for utilities shall be as required by Pacific Gas and. <br /> Electric Company, Pacific Telephone and Telegraph Company, and <br /> all other public utilities. The provision of Section 9-1730 of. <br /> Ordinance 2643, as amended, requiring undergrounding of <br /> utilities shall apply. <br /> 4. Access to 11th Street shall be restricted as described in <br /> Section 9-1800 of Ordinance 2634. A fence shall be constructed <br /> along said right of way. <br />
