Construct full street improvements for Saddle City Drive and <br />Paddock Place, including 40' pavement and P.C.C. curbs, gut- <br />ters, and sidewalks in accordance with Sections 9-9301 and <br />9-9352 of the Ordinance Code, and Public Works Standard No. <br />B-2 for a 60' right-of-way street. The minimum centerline <br />radius should be 400' per Section 9-9347 of the Ordinance <br />Code. <br />5. Construct temporary turnarounds where streets end due to <br />phasing. <br />6. Restrict access from all lots along Thornton Road. <br />7. Connection of Pommel Lane with State Highway 12 and restric- <br />tion of access from lots along State Highway 12 are subject <br />to CalTrans approval. <br />8. Access to Parcels "A" and "B" shall be off Saddle City Drive <br />and Pommel Lane, respectively. <br />9. Provide street lighting throughout the subdivision and along <br />Thornton Road and De Broggi Road frontages. <br />10. Provide public domestic water, sanitary sewer, and storm <br />drainage systems throughout the subdivision, per Sections <br />9-9303, 9-9304, and 9-9305 of the Ordinance Code. Terminal <br />drainage is required; any agreement for terminal drainage <br />must include Public Works as a party. <br />a. Provide wells on Parcels "A" and "B" with the first unit <br />of the development. <br />b. Install a waste water treatment facility with the first <br />unit of development. <br />11. Submit a Hydrology Study to the Department of Public Works <br />for approval. <br />12. Submit a Grading Plan to the Department of Public Works for <br />approval. <br />13. The operation and maintenance of the public facilities will <br />be provided through CSA #31. <br />
