Item No. 5 <br /> PC : 3-2-78 <br /> S-78-9/PUD-78-2 <br /> Page 4 <br /> DEVELOPMENT COMMITTEE ACTION <br /> The Development Committee at its meeting of February 1, 1978 reviewed <br /> the subject subdivision and by unanimous vote forwarded the matter to the <br /> Planning Commission with a recommendation of approval subject to the <br /> following conditions: <br /> 1) All improvements shall be in conformance with the requirements of <br /> the County of San Joaquin. <br /> 2) Easements for utilities shall be as required by Pacific Gas & <br /> Electric Company and Pacific Telephone & Telegraph Company, and <br /> all other public utilities. The provisions of Article XIIA of <br /> Ordinance 8920 as amended, shall apply. <br /> 3) The minimum net lot area shall be one acre. <br /> 4) In lieu of conveyance of park land to the County, as prescribed <br /> in Section 18.01 of Ordinance 892, as amended, the developer ' <br /> shall contribute fees of equivalent value as defined in said <br /> section. <br /> 5) A Preliminary Soil Report as prescribed in Section 5.165 of <br /> Ordinance 892, as amended, shall be required. ' <br /> 6) Water system, drainage and fire hydrants shall be maintained, <br /> operated and improved as necessary by a County Service irea. . <br /> The County Service Area shall be formed or the property shall <br /> be annexed to the adjacent district prior to the consideration <br /> of the final map. <br /> 7) Construction of concrete curb and gutter along all streets within <br /> the subdivision with grade to drain to common drainage area <br /> (pond or ponds) . <br /> 8) Access along Eight Mile frontage shall be restricted. <br /> 9) Dedication of 10' for right of way purposes shall be required <br /> on 4uashnick Road for the entire subdivision frontage. <br /> 10) The proposed open space along Eight Mile Road shall not be used <br /> for storm drainage ponding area. <br /> 11) Open space access corridors shall not be used for storm drainage <br /> ponding areas. <br /> 12) StorM drainage system shall be as approved by the Department <br /> of Public Works. <br />
