Item No . 7 <br /> PC : 4-17-86 <br /> SU-86-5 <br /> Page 4 <br /> and hook-up fees would enable the District to not only serve <br /> the proposed subdivision but also improve the existing water <br /> and sewer systems within the District . <br /> Finally, with respect to General Plan considerations, the <br /> alignment of the proposed Folsom South Canal , which is shown on <br /> the Lockeford Community Plan, should be clarified. The <br /> Lockeford Community Plan shows the Folsom South Canal crossing <br /> the site of the proposed subdivision. The route of the Folsom <br /> South Canal , however , is tentative. Discussions in April 1986 <br /> with Jim Denny, Civil Engineer with the U. S . Bureau of <br /> Reclamation, indicate that a determination of precise alignment <br /> will be made at a much later date . Mr . Denny states that , in <br /> all probability, the route of the Folsom South Canal would be <br /> adjusted to bypass the subdivision once it is developed. <br /> Zoning: <br /> The subject property is zoned R1-8 . Although the Lockeford <br /> Community Plan shows the northeastern portion of the property <br /> as Agriculture , the Planning Commission, as a consequence of <br /> approving Z-80-3 in August 1979 , determined that the R1-8 <br /> zoning for the entire property was consistent with the <br /> Lockeford Community Plan. (Note : Reclassification Petition <br /> No. Z-80-3 contained numerous zone changes and was drafted in <br /> order to achieve consistency with the recently adopted <br /> Lockeford Community Plan. ) <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Traffic Circulation: <br /> The proposed project has been designed to connect to Parkdale <br /> Drive Juniper Drive to the west . Street widths have been <br /> sized to conform to Public Works ' requirements . <br /> Land Use: <br /> The proposed project will be similar to the existing sub- <br /> division (Bear Creek Terrace Units 1 & 2 ) to the west . <br /> FACILITIES/SERVICES : <br /> Sewage Disposal , Water Supply : <br /> Public sewer and public water are to be provided to the pro- <br /> posed subdivision by the Lockeford Community Services District . <br /> A resolution declaring informal (conditional ) approval to annex <br />
