c. All improvements and roadway typical sections shall be designed and constructed in <br /> conformance with the Master Plan, Specific Plan I, as amended, adopted MHCSD Development <br /> Standards, and/or the San Joaquin County Improvement standards. These improvement plans <br /> and specifications are subject to plan check and field inspection fees and must be approved by <br /> the MHCSD. <br /> d. All public improvements shall be dedicated to MHCSD for maintenance and operations. <br /> e. Dedication of all public rights-of-way shall be required in conformance with the adopted Public <br /> Land Equity Program. <br /> f. Sewer and Water Treatment Plants shall be deemed operational prior to the issuance of any <br /> permits for the construction of buildings and shall be noticed by a statement on the Final Map. <br /> g. Adjustments to improvements shall be made to provide for two-way traffic and for temporary cul- <br /> de-sacs as well as utility systems modifications to conform with MHCSD standards where the <br /> subdivision is to be recorded in phases. <br /> h. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices and <br /> MHCSD standards and shall be as shown on the improvement plans. <br /> i. Access rights shall be dedicated and restricted for Lots 4, 5, 6, and 7 along the frontage of <br /> Mountain House Parkway. <br /> j. The following streets, which are stubbed for future extension, will require temporary turnarounds: <br /> De Anza Boulevard, Providence Street, Tradition Street, Central Parkway, and Mascot Boulevard. <br /> k. An Offer of Dedication of ground water rights is required. <br /> I. The PG&E regulator station parcel should be a separate parcel and not included in the roadway <br /> right-of-way. <br /> m. All improvement construction shall comply with the Construction Truck Management Ordinance. <br /> n. Any easements shown on the Tentative Map and noted to be abandoned that belong the Byron- <br /> Bethany Irrigation District(BBID) shall not be abandoned without prior approval of BBID. <br /> o. Ajoint relocation plan for the eight-inch underground gas line that bisects Lots 4 and 5 shall be <br /> completed prior to Final Map recordation. This plan can either relocate the line off the site, or it <br /> can integrate the gas line into the infrastructure plan for the subdivision. This plan must be <br /> approved by both PG&E and the MHCSD. <br /> 4. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3023) <br /> a. A"will-serve' letter with conditions from the Mountain House Community Services District <br /> (MHCSD) is required for public water, sewer, drainage, and street lighting services prior to or <br /> concurrently with the filing of the "small lot"tentative map for Neighborhood F. Said language <br /> shall be noticed by a statement on the Final Map. <br /> b. Traffic Impact Mitigation Fees will be required at the time of development and shall be noticed by <br /> a statement on the Final Map. <br /> c. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. <br /> Conditions of Approval -4- SU-98-4 <br />
