Guest Parking <br /> In addition to the parking to be provided for residents which has <br /> been described, uncovered and unassigned guest parking spaces will be <br /> dispersed throughout the project. A total of 2787 parking spaces will <br /> be provided of which 537 spaces will be for guest parking. The overall <br /> parking ratio will be 1.9 spaces per dwelling unit. <br /> Public Streets <br /> All public streets within the project will meet City standards , be <br /> within 50' or 60' rights-of-way and will have 34' , 36' or 40' <br /> curb-to-curb width. The south one-half of Eighth Street will be based <br /> upon a total right-of-way width of 84' and curb-to-curb width of 64' . <br /> There will be a total of 22,200± feet of public roads constructed on and <br /> off-site. Private lanes will be used only to provide access to the <br /> townhouses and condominiums. All private lanes and parking will meet <br /> City standards. There will be• 14,200± feet of private lanes <br /> constructed. <br /> Recreation <br /> Recreation amenities in the form of swimming pools, tot lots and <br /> common open space (passive recreation) will be distributed throughout <br /> the project according to the type of living units. Swimming pools and <br /> cabanas will be provided in the condominium and townhouse areas. All <br /> residents will have access to a variety of open space areas for passive <br /> recreation. The single-family, halfplex and zero-lot-line units will <br /> have open space areas with benches, play equipment and lawn play areas <br /> associated with each building complex. <br /> PHASING Of PROJECT <br /> According to the applicant, construction of Phase 1 is planned to <br /> commence in 1987.
