Soil Suitability and Nitrate Loading Study
FAIST PROPERTY
6631 South Jack Tone Road, Stockton, California

1.0. INTRODUCTION AND PROPOSED DEVELOPMENT

AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study
(Study) for the property located at 6631 South Jack Tone Road, Stockton, California (site
or subject property). The purpose of this Study is to determine the potential impact from
nitrate loading and the suitability of the subsurface for an onsite wastewater treatment
system (OWTS) due to the proposed development of a residence and septic system at
the site, and the future use of the property. The study was performed in accordance with
the requirements of Section 9-1105.2(d) of the San Joaquin County Community
Development Department (SJCCDD). The scope of work included a soil percolation test,
review of published soil and groundwater information, local septic use and permit
research and estimated nitrate impact to soil and groundwater at the site. There is one
existing domestic water well at the site. The well was not sampled during this Study
because there is currently no electrical power to the site. The site and surrounding area
are illustrated in Figure 1. A site plan depicting structures, the percolation test hole
location, and the planned locations of the proposed residence and septic system are
illustrated in Figure 2.

1.1. DESCRIPTION OF SITE

The location of the site, surrounding properties and general setting is illustrated on the
Stockton East topographic map (7.5 Minute United States Geological Survey (USGS)
Topographic Series, California). The site is located in the eastern portion of Section 25,
Township 1 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1).

The map shows the property located at an elevation of approximately 59 feet above mean
sea level in an area of low topographic relief. The regional slope of the area is relatively
gentle and dips toward the west. The property is located on the west side of South Jack
Tone Road, approximately 600 feet north of the intersection of South Jack Tone Road
and Mariposa Road. The site is a 1.193-acre rectangular parcel identified as San Joaquin
County Assessor Parcel Number (APN) 181-080-170.

The current land use type of the property is single-family residential, and the zoning is not
listed. A 1,488-square foot house and septic system were demolished and removed from
the subject property in April 2020. The existing structures on the site include an
approximately 1,000-square foot shop building, four metal storage silos and a domestic
water well. The property is provided potable water from the existing domestic water well
located on the site (Figure 2).
