DESCRIPTION OF PROPOSED DEVELOPMENT <br /> <br />The proposed development will include the addition of an 1,845 square-foot, three- <br />bedroom home, a 766 square-foot garage and a septic system. The proposed <br />development will be located in the northeastern portion of the subject property. The <br />proposed septic system will be located in the northwestern corner of the site, <br />approximately 109 feet to the northwest of the existing domestic water well. The planned <br />locations of the new residence and septic system are depicted in Figure 2. No additional <br />development is proposed for the property. <br /> <br /> <br />1.3. PARCEL VICINITY LOCATION MAP <br /> <br />San Joaquin County Assessor’s Map Book 181 Page 08 depicts the site parcel (APN 181- <br />080-170) in the eastern portion of the page. The parcel is bordered to the east by South <br />Jack Tone Road followed by agricultural property (183-060-100); to the north by single- <br />family residential property (181-080-160); and to the west and south by school property <br />(181-080-180; Collegeville Elementary School). The parcel vicinity map and a satellite <br />overview map are included in Appendix A. <br /> <br /> <br />1.4. SITE MAP <br /> <br />A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br />trees, pastures, etc.) is illustrated in Figure 2. <br /> <br /> <br />2.0. PRESENT AND PAST USAGE OF SITE <br /> <br />The property is currently being used for residential purposes and has been historically <br />utilized for residential and agricultural purposes. The former residential structure was <br />constructed in 1962. Prior to residential development, the property was likely used for <br />light agricultural purposes. <br /> <br /> <br />2.1 POTENTIAL SITE PROBLEM ASSESSMENT <br /> <br />Water supply for the property is currently provided by the existing onsite domestic water <br />well. The well will be located a minimum of 100 feet away from the proposed septic system <br />area (Figure 2). The development of a residence and new septic system will not affect <br />water being supplied to the property. <br /> <br /> <br /> <br />
